Is it worth $40,000 and a few minutes each day?
Perhaps you should interview the 65 year old woman. Perhaps her children.
This is the example the Chronicle used in their series on Leaving Augusta. This family moved from a very nice area in Columbia County to what I thought was one of the safer areas in Richmond County:

When the Tyners sold their Ivey Falls home and bought in National Hills, they made a $40,000 profit, Mr. Tyner said. In June 2003, during the weekend they moved into their new house, a 65-year-old woman living next door was raped and robbed by two men who kicked in her door, tied her up and ransacked her home. The woman came to their door for help.
The Tyners were undeterred. They put their 11-year-old daughter, Tressie, into National Hills Elementary. Being white, she was a minority in her fifth-grade class. Next year, she'll start sixth grade at John S. Davidson Fine Arts School.

More than 1000 people move from Columbia County to Richmond County each year. Surely there were families without such shocking stories.
Perhaps some real estate agents from the National Hills area could help you find one.
